Hearthstone is broadening Five Point’s business beyond traditional community development. The platform provides land-banking and capital solutions to homebuilders while generating management and investment income with substantially lower capital requirements than conventional land development. As this fee-based business expands, it could diversify FPH’s earnings mix and reduce dependence on episodic land sales.
Five Point maintains substantial liquidity and relatively low leverage, providing considerable financial flexibility. This capacity supports continued infrastructure and development investment across its communities while giving FPH room to expand its capital-light growth platform and pursue other strategic opportunities without placing excessive pressure on the balance sheet.
Choose AXR Over FPH Now
Both AMREP and Five Point offer exposure to land development, but their investment cases are driven by different strengths. AXR combines a substantial land portfolio with an expanding homebuilding operation, giving it two complementary avenues for growth. From a valuation perspective, AMREP currently holds the edge over Five Point. AXR trades below its historical valuation level and at a discount to the broader sector, suggesting that investors are paying a relatively modest price for its land-development and homebuilding prospects. FPH, by contrast, trades above its historical valuation, indicating that the market is already pricing in stronger expectations for its land portfolio and increasingly diversified growth platform. This leaves less room for execution setbacks or slower-than-anticipated progress.
Considering their fundamental prospects alongside current valuations, AMREP appears to be the better buy. Five Point offers attractive long-term growth avenues, but AXR’s expanding homebuilding business, sizable land base, financial flexibility and more favorable valuation provide a more compelling risk-reward proposition at present.
