NC-1 Strategy Supports AI Strategy

WYFI has a 10-year agreement representing nearly $865 million of contracted revenues for 40 MW of IT load at NC-1. Approximately 20 MW was available for Nscale and its investment-grade offtaker by Aug. 12, while initial customer billing had commenced. The company expects the entire contracted 40 MW to reach full run-rate billing by the end of August. Notably, NC-1 holds significant longer-term expansion potential. Duke Energy is expected to provide a delivery schedule for another 45 MW of gross capacity, while WYFI is evaluating an additional 200 MW, which could raise the site capacity to nearly 300 MW. The latter opportunity is dependent on the utility process.

Revenue Visibility Improved by Cloud Contracts

Since its first-quarter 2026 earnings, WYFI has signed cloud services agreements with aggregate contract value exceeding $540 million. The company expects to generate more than $200 million in annualized revenues from contracts signed to date once fully deployed. These wins include a three-year agreement worth $165 million involving 1,392 NVIDIA B300 GPUs and a three-year, nearly $108-million agreement covering 576 NVIDIA Vera Rubin 200 GPUs. These commitments improve revenue visibility, while customer prepayments and third-party equipment financing strip away equity capital required from the company balance sheet.

Expansion Opportunities Through AI Infrastructure Scarcity

The AI infrastructure demand benefits WhiteFiber, which management has confirmed by stating a strong demand for capacity available in 2027 and anticipates scarce capacity capable of entering the market within 12-18 months. It positively impacts the company’s model due to shorter deployment timelines relative to greenfield construction, aided by existing infrastructure and power access. The company is negotiating the acquisition of a site capable of supporting nearly 60 MW in 2027 and more than 250 MW over time. Management expects low near-term power availability, accompanied by its speed-to-market advantage, to support premium economics.
